THE OPEN PLAN LIVING AREA (65 M.SQ.)


The kitchen, dining area and sitting room take up virtually the whole of the downstairs, with the study and bathroom leading off it.
There's a wood burning stove, and underfloor heating, which is powered by solar panels (which are on the roof of the Summer Palace) and topped up with mains gas.  
The double glazed windows are made of reflective glass, which keeps the room cool in the summer and warm in winter. And of course, make the space light and airy.

The LIBRARY



a beautifully quiet space, lit by pools of light in the roof. An excellent room for studying, reading, listening to music, or as extra sleeping accommodation. There are stairs leading up to a second study area/mezzanine, with a 10 m sq bedroom leading off of it.

At the moment, the house is designed with four main bedrooms in the house, and one at the far end of the garden, overlooking the pool.

But if more space is needed, the current library could easily convert into a sixth bedroom.

THE MASTER BEDROOM,(25 m sq.,) has an en suite bathroom with a mezzanine level dressing area.





All the rooms are centrally heated (with solar and mains gas), and the master bedroom benefits from the warmth of the chimney passing through it from downstairs.

THE SUMMER PALACE, seen from the pool-side, with the solar panels which heat the house in the winter, and the pool in the summer. it includes a 12 m sq bedroom, a kitchenette and shower / wc.



The house is ecologically sound, with a Canadian Well and solar heating.
The Canadian Well - an ancient roman form of air conditioning - keeps the room cool in summer. 

THE STUDY looks out onto the ping-pong table and the terrace and is beautifully shaded and cool. it could easily be used as a downstairs bedroom, with bathroom beside it.
